The seller was a developer who originally planned to call this home their own. Every renovation detail was chosen with care, reflecting a blend of historic charm and modern luxury. The challenge? At $1.8M, the listing price was, at the time, higher than any single-family home sale ever recorded in Roxbury. With no direct comparable sales to justify the price, we knew this required a bold strategy and a lot of belief in the property’s true value. Based on neighboring Jamaica Plain, Mission Hill, & the South End, the gap in single-family values told us there would be a market above what history has told us. This property offered so much more space for so much less. And those from or familiar with Roxbury know that its slowly working back to the important hub of culture it once was.

Marketing That Went Beyond the Ordinary
We knew this wasn’t a typical listing—and our marketing reflected that.

  1. Community-Focused Outreach:
    With over 7,000 local subscribers in our email database, we used targeted messaging to reach people who understood the property’s value and location. Our email campaigns alone reached over 10,000 people.

  2. Leveraging Social Media:
    From posts to videos, we highlighted the property’s historic significance and its potential as a “trophy home.” The buzz extended beyond active buyers to people who shared the listing with their own networks.

  3. Strategic Broker Open Houses:
    By educating local agents early, we equipped them to champion the property’s value to their clients, creating a ripple effect that brought the right buyers to the table.

Challenges and a Turning Point
The property’s journey wasn’t without obstacles. Despite regular showings, the summer market was slow, and we faced tough questions about whether buyers would see the value.

We stayed the course, guided by a belief in the property’s potential and a willingness to adapt. After carefully analyzing market feedback, we made a strategic price adjustment, bringing the listing just under $1.7M.

That decision reignited interest and ultimately led to multiple offers in the fall. The result? The home sold for $1.579M, setting a new record as the highest single-family home resale EVER in Roxbury.
